He began his career as an actor before teaching himself how to build websites and launching his first company. That entrepreneurial venture led to an 18-year career in digital marketing and advertising, where he helped lead complex initiatives for some of the world's largest companies.

Along the way, Matt began investing in real estate.

What started with the purchase of a single New York City apartment eventually grew into a portfolio spanning thousands of apartment homes across the country and more than $675 million of real estate as a General Partner.
And in another unexpected turn, Matt eventually found his way back to the theater — this time as a
Broadway investor and producer, becoming a two-time Tony Award® winner.

Looking back, what once seemed like unrelated chapters now share a very clear throughline:

For more than 15 years, Matt has invested in, operated, and developed real estate across the United States, with deep experience in multifamily communities.

Today, he has invested in more than 12,000 apartment units nationwide and has served as a General Partner on approximately 5,000 units representing more than $675 million in real estate.

Working from the ownership and GP seat, Matt has been responsible for decisions spanning investment and portfolio strategy, business planning, operations, capital, and long-term asset performance.

His experience spans the full investment lifecycle — including acquisitions, underwriting, capital formation, financing, investor relations, asset management, repositioning, operations, and development.

But the work has never been solely about buying buildings.

Matt believes the strongest real estate investments create value on multiple levels: for investors, for residents, for operating partners and for the communities in which those properties exist.

That philosophy has shaped an approach centered on finding overlooked opportunities, improving operations, investing thoughtfully in properties, and creating places where people genuinely want to live.

Before real estate, there was another kind of operating experience.

Before focusing on commercial real estate, Matt spent nearly two decades in established corporate and agency environments, building businesses and leading large, multidisciplinary teams.

In senior leadership roles, he worked on complex initiatives for major global companies and brands, including Visa, IBM, and Verizon— during a period when digital technology was rapidly transforming how businesses reached and served their customers.

The projects were different from real estate, but many of the challenges were remarkably similar.

Understand a complicated problem.
Recognize the opportunity.
Develop a strategy.
Align people with different priorities and areas of expertise.
And then execute.

Those experiences shaped the way Matt approaches leadership today: combining curiosity and strategic thinking with clear communication, disciplined project management, and a bias toward getting things done.
A DIFFERENT KIND OF INVESTMENT

And then there's Broadway.

Long before real estate, Matt was an actor. Years later, he returned to the theater from the other side of the curtain.

Matt and his wife have invested in numerous theatrical productions, including Hamilton and Wicked, and became two-time Tony Award®-winning co-producers through their involvement with Moulin Rouge! The Musical and David Byrne's American Utopia.

Broadway may seem far removed from real estate and business. Matt doesn't see it that way.

Great productions require a compelling vision, extraordinary talent, enormous coordination, the ability to navigate uncertainty — and hundreds of people executing at an exceptionally high level.

At its best, theater can entertain, challenge assumptions, start conversations, and help people see the world differently.  That idea — building things that work while also creating something meaningful — continues to influence the projects Matt chooses to pursue.

Matt Picheny is a real estate investor, operator, entrepreneur, and two-time Tony Award®-winning producer whose career has spanned real estate, technology, advertising, and the performing arts.

As Founder and Managing Partner of Picheny, Matt has served as a General Partner on nearly 5,000 apartment units representing more than $675 million in real estate acquisitions, with ownership-level responsibility spanning investment and portfolio strategy, asset management, operations, business planning, capital strategy, development, and strategic partnerships.

Before moving into real estate full-time, Matt spent nearly two decades in established corporate and agency environments, building businesses and leading large, multidisciplinary teams. He held senior leadership roles at organizations including R/GA, Ogilvy, and MRY, working with major global brands including Visa, IBM, Verizon, and Coca-Cola. Across those roles, he developed a reputation for navigating complex challenges, aligning people around a shared vision, and turning ambitious ideas into executable plans.

Matt began his career as an actor and later returned to the theater as a Broadway investor and producer. Together with his wife, Erica, he has invested in numerous Broadway productions and is a two-time Tony Award®-winning co-producer.

Matt is a certified Project Management Professional (PMP), holds certificates in Commercial Real Estate and Real Estate Finance from Boston University, and is the #1 best-selling author of Backstage Guide to Real Estate. He has served on the Forbes Real Estate Council and Fast Company Executive Board and frequently speaks on real estate, investing, business, leadership, and entrepreneurship.

Across industries, the throughline in Matt's work has remained remarkably consistent: seeing what something could become, bringing the right people together, and turning that vision into something real.
